Matan Companies Embarks on New Development Venture in Manassas, VA

Matan Companies announced today that they are moving forward with a new development venture, this time in the heart of Prince William County’s I-66 corridor. The project, which will be known as Parkway 66, offers a 12.47-acre site with unparalleled proximity to I-66 and over 1,000 feet of frontage along Prince William Parkway. Additionally, the project is next door neighbor to FedEx Ground’s 175,000 square foot distribution hub.

Matan will move forward with the project on a speculative basis and pursue light industrial and data center users as tenants for the project. The building itself will be state-of-the-art 30’ clear ceiling height, tilt-up construction with ESFR sprinklers and ample truck court and loading. The light industrial plan will consist of a total density of approximately 170,000 square feet divisible into 10,000-12,000 square foot bays. Alternatively, the site sits within Prince William County’s Data Center Overlay with fiber and power available to accommodate up to 250,000 SF of data center space.

The Frederick based developer plans to commence construction on the project in the latter half of 2019, planning an early 2020 delivery.

“Our unplanned sale of assets in Sterling prompted a search to the south and west, and we view the opportunity in Prince William County with great promise,” said Brad Benna of the Matan Companies. “The dynamics in Loudoun, and the Metro area as a whole, make Prince William County not the next frontier, but the place right now.”
