Responsible for and directs the maintenance and mechanical operations of the company's real estate assets. Responsible for staffing, training and continuing education of maintenance and engineering staff. Acts as advisor and consultant for capital and construction projects. Key role in the management of the property management team, including recommendations for staffing, due diligence for acquisitions, and implementation of business strategies.



Reports to the Director of Property Management (DPM). Implements policies and procedures, assists in budgeting, managing projects, overseeing capital improvements, hiring maintenance and engineering staff. Responsible for preventive maintenance program. Brings attention to all matters affecting the operation of the company's real estate assets. Performs duties as assigned by the DPM.

Works as a team leader within the Property Management Department.  Will provide the oversight and mentorship to the Engineering team, coordinating emergency response, protocols, and procedures according to best practices.       

Acts as advisor to Property Manager(s) on the maintenance and operations of their portfolio. Reviews tenant construction drawings, and projects, conducts move-in and move-outs.

Is available to meet, as needed, with tenants to help resolve any tenant maintenance and operational issues.

Operations: 25% Oversee the management and maintenance of all mechanical, electrical, plumbing, fire systems and other building systems for the company's real estate assets to ensure continuous reliable and efficient operations. Be available to consult/train engineering and maintenance staff.  Oversee the development, implementation and maintenance of all records, logs and documents as required. Respond to emergencies, assemble resources as necessary to safeguard the property, personnel and the public. Supervise Route Mechanics and subcontractors. Satisfactory when buildings are operated and maintained to the satisfaction of the Owner and the Director of Property Management

Preventive Maintenance: 15% Implement and manage the company preventive maintenance program, ensuring that all assigned tasks are completed in a timely manner. Satisfactory when all tasks are completed in a timely manner.

Staff: 15% Oversee/supervise engineering and maintenance staff. Assign/delegate tasks and ensure their satisfactory completion.  Set hours and days of work and maintain good order and appearance. Evaluate staff and set performance goals. Hire engineering and maintenance staff as required by the DPM

Projects: 15% Supervises all operational and maintenance repair as well as capital projects. Works with the Portfolio Manager/Property Managers to write specifications and to bid out the project. Insures all options are being reviewed.  Presents recommendations to the Director of Property Management for review and authorization. Manages/Oversees work once approved.  Approves completion of work.

Training & Education: 5% Provide on-the-job training of staff. Coordinate continuing education courses as necessary.  Implement safety training program for property management team.

Inspections: 5% Regularly inspect the properties, noting and correcting all deficiencies.

Manage tool inventory: 5% vehicle maintenance and company purchasing program. Maintain a prudent stock of parts, materials and tools required for routine operations. Provide required reporting.

Safety Programs: 5% Establish and maintain required safety programs for buildings, staff, building occupants and service vendors.

Tenants: 5% Maintain good relations tenants and their representatives.

Vendor & Suppliers: 2.5% Work with the managers to monitor the performance of contractor and suppliers.

Budgeting & Reporting: 2.5% Assist in the preparation of annual operating and maintenance expenses.  Monitor expenditures for budget compliance.

Assist with the due diligence process during the acquisition process, will provide management recommendations for staffing and operations of the assets.  Will work with property managers in determining 10 year capital improvement schedule. 



HS Diploma required, technical school and training a plus, CFC Universal Certification

At least 5-7 years of recent operating and maintenance experience as an Engineer in a commercial property and at least 3 years’ supervisory experience. Current driver's license is required.  Must have excellent oral and written communication skills and be computer literate.
