Construction on Westview South Homes, Shopping Center Moves Forward

Frederick, MD (FREDERICKNEWSPOST.COM) - The landscape behind Westview Promenade Shopping Center in Frederick will significantly change over the next few months as development plans and construction of a large housing and retail project move forward.

Dubbed Westview South, the 100-acre plot of land off Buckeystown Pike is set to include 600 homes, a shopping center and an office park for those in the research and development sector, according to Brad Benna, who works in the Frederick leasing office of Matan Cos., which owns the property.

“We want it to be different than what Frederick has seen, with more of a town center feel … and more walkable,” Benna said in a phone interview.

The 600 homes slated for Westview South will be a mix of townhouses, condominiums and single-family homes, according to Jim McCormack, the director of sales at Westview South Living.

Construction on the first batch of homes — model homes and those that have been reserved by potential buyers — will begin in November and are expected to be finished by April or May 2016.

McCormack said he did not know the number of homes that would be built in this first round, noting it would depend on the number of reservations. As of Thursday, his office had received a handful of reservations from people looking to live in Westview South, he said.

The remaining homes will be built over the next 5 to 6 years, according to McCormack.

Mitchell & Best Home Builders owns the 25-acre parcel that will house the first phase of residential construction, a clubhouse and a swimming pool. The Rockville-based home construction firm bought the land earlier this year for $13.8 million from Matan Cos., which owns the majority of the Westview South property.

Construction crews broke ground earlier this month on the 20,750-square-foot shopping center located in the 10-acre retail portion of Westview South. It is slated to be finished in April 2016.

Dunkin’ Donuts will take up about 2,000 square feet of space in the shopping center and another business, which Benna declined to identify, committed to 8,000 to 10,000 square feet.

The remaining 10,000 to 12,000 square feet of the shopping center currently remains open, but may not be for much longer, according to Benna.

“We’re in pretty strong negotiations with a few other restaurant groups, both local and outside the area,” Benna said. “I think they’ll bring in a new and unique flavor, particularly to Westview South … more of what you would find in downtown Frederick.”
